The number of active listings in the neighborhood seems to be increasing over the months. Lots of new construction being finished but also being started. Currenlty there are 38 active listings on the market. There are probably more active listings here than compared to other Urban neighborhoods but generally speaking it appears that listings are staying on the market for longer. That is pretty typical for this time of year for things to “cool off” but it seems that the market may be starting to be more balanced (which is not a bad thing).
There were less sold properties in September but still 9 under contract which means things are still moving in this neighborhood.
There is no doubt that the prices keep rising in the neighborhood. They are already up from the previous year as the new median price for active listings is $554,900.
For buyers that are looking for this type of construction and at this price, it seems this neighborhood is more of a “buyer’s market” for the time being.
